Do you have any units available right now?
Yes, Water’s Bend currently has available one and two-bedroom apartments in select floor plans. Availability is updated frequently, so please contact the leasing office for the most current openings and move-in dates.
What is the starting price for apartments at this community?
Rents generally start around $1,355 for one-bedroom apartments and $1,745 for two-bedroom apartments, though specific rates vary by floor plan, features, and current availability. For the most accurate and up-to-date pricing, please check our floor plans page.
Do you have any move-in specials or promotions right now?
Specials and promotional offers may be available from time to time. Please check with the leasing office to learn about current incentives for new residents.
What’s included in the rent? Are utilities or any amenities covered?
Our apartment homes feature in-unit washers and dryers, air conditioning, granite countertops, stainless steel appliances, and private patios or balconies. Residents enjoy a full suite of community amenities, including a swimming pool with party deck, 24-hour fitness center, state-of-the-art clubhouse, bark park, walking trails, sport court, and tanning salon - all included in the rent.
Some utilities, such as water and trash, may be included. Residents are typically responsible for electricity and other personal services.
What’s the application process and how long does it take to get approved?
Applicants can submit a rental application online or in person. Approval timing can vary, depending on screening of background, income, and credit, but the leasing team will provide an estimated timeframe when you apply.
What’s the lease term? Do you offer short-term leases?
The standard lease term is 12 months. Water’s Bend offers a variety of lease terms ranging from short-term (as short as 3 months) up to around 13 months, with flexibility depending on availability.
What’s the security deposit, and is it refundable?
The security deposit typically equals one month’s rent, though the exact amount may vary based on credit and application details. Deposits are generally refundable at move-out, provided the apartment is returned in good condition and lease terms are fulfilled.
Do you allow pets, and what’s the pet policy?
Water’s Bend is a pet-friendly apartment community featuring an on-site bark park and walking trails. Cats and dogs are welcome, with breed and size restrictions. A one-time $150 pet fee per pet applies, along with monthly pet rent of $35 for one pet or $60 for two pets. Service animals are always welcome in accordance with applicable laws.
Is parking included?
Plentiful parking is available on site. In addition to standard resident parking, detached garages and additional storage options are available for an additional fee.
What’s the neighborhood like? Are there grocery stores or schools nearby?
Water’s Bend is located at 350 Sycamore Lane in South Lebanon, OH along Dry Run Creek, with easy access to Kroger, local dining, shopping, and outdoor recreation. The community sits near the Kings Local School District and is conveniently close to surrounding cities like Mason and Loveland.
